LESSON 10 — THE RIGHT WAY TO EVALUATE EXPANSION POTENTIAL

Buyers should go through this checklist:

Step 1: Is zoning supportive?

Step 2: Are utilities capable of expansion?

Step 3: Does septic or sewer support it?

Step 4: Is there city sewer available?

Step 5: Is fresh water capacity sufficient?

Step 6: Does the land meet environmental standards?

Step 7: Can electrical handle new load?

Step 8: Is the topography buildable?

Step 9: Does the county allow expansion?

Step 10: Have you spoken with an engineer?

If any of these fail — no expansion.
