Fix: Complete financing prep before shopping.

Mistake: Asking too many questions before offering

Fix: Stick to pre-offer basics.

Mistake: Not submitting anything in writing

Fix: Submit an LOI to start the conversation.

Mistake: Making “what if” offers

Example:
“What if the seller lowers the price?”
“What if I can add 50 more sites?”
“What if I get financing?”

Fix: Make a real offer with contingencies.

Mistake: Changing terms every two days

Fix: Submit a final clean offer.
