LESSON 2 — MATCHING THE PARK TYPE TO YOUR LIFESTYLE

Buyers must understand what lifestyle they actually want.

Ask yourself:

Do you want to live on-site or off-site?

Do you want to work daily or manage staff?

Do you enjoy customer interaction?

Do you want something hands-on or semi-passive?

Do you want year-round operations or seasonal?

Do you want a “job” or an “investment”?

Each type of park matches a lifestyle:

If you want a relaxed lifestyle:

Choose: Seasonal, Rustic, or Small RV-only
Workload: Low
Revenue: Moderate but stable

If you want community engagement:

Choose: Seasonal, lakefront, mixed cabin/RV
Workload: Medium
Revenue: High repeat customers

If you want high revenue but don’t mind staff:

Choose: Large destination or mixed-use
Workload: High
Revenue: High

If you want minimal physical work:

Choose: Smaller monthly/seasonal parks
Workload: Low
Revenue: Predictable

If you want to grow aggressively:

Choose: Parks with expansion potential or strong tourism
Workload: Medium–High
Revenue: Growth-based
