LESSON 6 — HOW TO STRUCTURE A STRONG OFFER (The Formula)

Use this simple offer structure:

1. Price

State the purchase price clearly.

2. Down Payment

30% is standard unless seller financing is offered.

3. Financing Terms

  • Bank loan
  • SBA
  • Seller financing (if available)
  • Cash purchase
  • Hybrid

4. Contingencies

These are normal and expected:

Financing approval

Appraisal

Satisfactory due diligence

Environmental review

Title review

But avoid:

  • 20+ contingency items
  • “I want to approve everything” language
  • Open-ended timelines

5. Due Diligence Timeline

Standard:

  • 45–60 days for DD
  • 30 days to close after DD

If you offer less, you look stronger.

6. Earnest Money (Deposit)

Typical:

  • $10,000–$50,000 depending on park size
  • Goes hard after DD
  • Held in escrow

This signals seriousness.

7. Closing Date

Specific date or “within 30 days of DD completion.”

Sellers want certainty.
