Every campground sits in a zoning category.
Common ones include:

  • Recreational
  • General Rural
  • Ag/Forest
  • Commercial
  • Special Use
  • Non-conforming / grandfathered

Buyers must know:

If a campground is non-conforming, expansion might be:

  • prohibited
  • limited
  • allowed only with major approvals

Zoning can restrict:

  • Number of sites
  • Density
  • Utilities
  • Cabins
  • Winter operations
  • Road access
  • Event hosting

Buyers should never assume zoning allows growth without checking with the county.
