LESSON 4 — UTILITIES: THE REAL LIMITER OF EXPANSION


Even if zoning allows expansion…
Even if the seller says “lots of room”…

Utilities are usually the showstopper.

WATER

New sites require:

  • Adequate pressure
  • Adequate flow
  • New lines
  • Possibly a second well
  • Booster stations
  • Storage tanks

SEWER

Most septic systems CANNOT support new sites.

To expand, buyers may need:

  • A larger absorption field
  • A new drain field
  • Pump station upgrades
  • City sewer tap (if available)
  • Wastewater treatment plant

These projects range from:

  • $50,000 to $800,000+

ELECTRICAL

Major factor.

More sites require:

  • Additional transformers
  • New service upgrades
  • New pedestals
  • Rewiring
  • Coordination with utility provider

Electric upgrades can cost:

$5,000–$20,000 per site for a full conversion
