Buyers will want these documents during due diligence:

✔ Well logs

✔ Water tests

✔ Septic / as-built maps

✔ Electrical layouts

✔ Engineering drawings

✔ Utility bills (12–36 months)

✔ Permits

✔ Maintenance logs

✔ Surveys (if available)

✔ Environmental reports (if applicable)

✔ Prior improvement records

These documents help buyers better understand:

✔ risk
✔ infrastructure condition
✔ future costs
✔ expansion potential
✔ operational concerns

But buyers must understand:

These items generally come after an accepted offer during the due diligence process — not before.

Buyers Should Also Investigate Future Area Changes

Many buyers only focus on the property itself.

But surrounding areas can dramatically affect future operations and value.

Review potential future changes such as:

✔ highway rerouting projects

✔ major road construction

✔ nearby livestock operations or agricultural expansion

✔ future commercial developments

✔ future residential developments

✔ zoning reclassifications

✔ utility expansion projects

✔ nearby industrial activity

✔ environmental restrictions
