Buyers must understand:

You are not simply buying land and campsites.

In many ways, you are buying your own small city.

And small cities come with infrastructure.

You are buying:

✔ roads
✔ electrical systems
✔ drainage systems
✔ utility lines
✔ pumps
✔ transformers
✔ buildings
✔ maintenance responsibilities

This is one reason hidden costs surprise many first-time buyers.

Cities constantly repair and replace infrastructure.

Campgrounds are no different.

Things wear out.

Things fail.

Storms happen.

Roads wash out.

Pipes freeze.

Drain fields age.

Trees grow into utility lines.

Examples of hidden costs buyers commonly encounter:
