LESSON 6 — HOW TO INSPECT UTILITIES DURING DUE DILIGENCE

We recommend buyers hire:

  • A licensed plumber
  • A septic inspector
  • An electrician
  • A general contractor
  • A water-quality specialist (well systems)
  • Sometimes an engineer

They must check:

  • Leaks
  • Pressure
  • Water quality
  • Line age
  • Electrical load
  • Breakers
  • Septic health
  • Drainage
  • Flood history

We teach buyers how to walk the park:

Start at the office → follow utilities → go to each site → inspect pedestals → inspect water risers → inspect sewer drops → inspect bathhouse → inspect backup systems.
